Condominium Buying Tips

Before making decision to buy a condominium, some concerns many buyers always have in mind are location and budget. Many people may choose condominiums close to their work places. Some choose ones close to schools, hospitals or department stores. Price of condominium depends mostly on its location, price of land, facilities, services and etc. Even though the aforesaid concerns are important to condominium buyers, there are still other significant information they should not overlook when purchasing a condo, particularly condominium details, documentation and other accommodations.


1. Space
Square Metres can be measured in numbers of ways in condominium plans. Don't believe numbers presented to you. If exact measure is important to you, carry a measuring tool, and work consistently from the inside measure of condo apartments. Divide the selling price by the number of square metres to arrive at baht per square metre costs that you can use to compare with others.

2. Parking

Lot You may check the parking lot comparing to room units numbers to see whether the space can afford all drivers. Sufficient space can reduce your worry about parking in case that you have to come back late at night.


3. Construction
Construction of condominiums can vary dramatically. Concrete is obviously more long-lasting and general than frame construction, but "post-tension" concrete construction can have problems requiring maintenance. Concrete is also an excellent transmitter of tapping sounds. On the other hand, wood-frame building can quiver when someone simply walks down a hallway. Whatever the construction type, quality will be your best investment.

4. Utilities and Safety system
These two issues are very significant for dwellers. Electricity, water supply, emergency system, alarming system, security, postal services, garbage services, and elevators are the list about which you should seriously be concerned.

5. Contract
Normally, most buyers do not pay serious attention to the contract content due to its long details, legal wording, and etc. The best way to reduce the problem is to acquire a lawyer to give you an advice about your right.

6. Location
Most condominium buyers forget to realize about the orientation of the condominiums. How much is the degree of sunlight exposure to the unit? Is there any strong exposure to your bedroom in the evening of summer? You may like or dislike these situations, so pay attention to the orientation of the unit. In addition, the degree of brightness should be counted also.

7. Age mix
Many people may wonder how come age has such an influence. If you're an adolescent, do you want to live in a retired area? Condominium projects can become small communities where you can make many friends and enjoy social life, if you choose the right one.

8. Policies and Regulations

Condominium policies and regulations vary among different condos and you should know the details before making decision. Some condominiums do not allow pet keeping, gas cooking, and some even prohibit stuff moving or any construction during weekends. Lastly, do not forget to ask for information about monthly fee of center services. Some condos may offer reasonable selling price, but call for very expensive monthly service fee.
